Jim Brown (cell 496-7300 office 662-393-2255) called me yesterday and said there are several parcels at the NE corner of Goodman and Davidson which are available. The price would be $10 to $12 per foot. Jim said the "hard corner" could be a small strip center and maybe mini storage behind. Parcels altogether are about 10 acres I think.
He also said there are 2 or 3 houses on Davidson behind the new Murpy Oil site at Goodman and Davidson (NW corner). Those parcels could be bought for a mini storage with frontage on Davidson only.

6-oct-08 Went to Holiday City post office today to see Vanessa Barton who is supposed to be the person in charge of getting new mail boxes. She was not there but I left a picture of the old rusted boxes so they could see what the problem was. They said some one would get back with me.

Bob Woods land at Poplar & 196 in Piperton
Bob Woods (662-252-2333 or 662-274-5173) said he is remodeling the gin building on south side of Poplar at 196 into a retail center. Out front he is building a Shell station/Baskin Robbins. He built a similar shell station in Slayden MS that I can look at. He said there is a big residential subdivision called Twin Hills Ranch going in on 2000 acres that goes between HWY 57 and HWY 72 between Piperton and Rossville. Mr. Adair owns Twin Hills Ranch.

Ben Shelton told me that to get 3 inches of asphalt base on a 15,000 square yard job that it would cost around $13 per yard. He said that after the first of the year of 2009 he was hoping price would be back down to $10.50 per yard or that neighborhood for 3 inches of base. trouble with Joomla
Joomla showed a blank page when I went to edit the Cotton Plant page and I went to forum.joomla.orga and a guy there posted that the name of your site had to match the name listed in the file called /joomla8/configuration.php. In that file there is a line that said:
$mosConfig_live_site = 'http://bighornmemphis.com/joomla8/';
I edited it to:
$mosConfig_live_site = 'http://www.bighornmemphis.com/joomla8/';
In other words, I added www before the site name because the forum guy said the name of your site (which did included the www in the address bar of browser when I went to the site) had to mach exactly the name listed in the line above.
After I made that change, I could edit the Cotton Plant page again.

Talked to Mike Ferguson (cell 901-486-8185 office 662-890-5880) McCullar-Ferguson about this land. It is 5 acres zoned C-4. They are asking $8.50 per foot for it.

Corner at Goodman Road east of Porter Paints
Bill Harrell (901-854-3568 or 901-634-3814) said that the corner lot is for sale for $12 per foot. The corner is the corner of Morell Cove and old Goodman east of Porter Paint building. Bill said that suites in the Porter Paint bldg were priced at approx $16 per foot. I don't know if CAM is on top of that or not. I don't know how big the lot is but can't be much bigger than an acre or 2.

Jackie started painting Cotton Plant roof 26-Oct-08. He is using an oil based primer from farrell calhoun. It is Tuffboy metal primer 1022 rust stop white.
2-Jan-2009 Jackie and helpers are thru with primer coat on CP roof. They just started painting the top coat with a latex paint from Farrell Calhoun called Premium Gloss 2400. It has B2L2 added, whatever that means.

propertyware is too expensive at $125 per month. I like buildium which is only $49.99 per month (property manager version) or even $35 per month if I get the landlord version twice: one for shamrock $14.99 (25 unit version) and one for cotton plant $19.99 (50 unit version).
Tenant file is cheap and looks interesting.
I have downloaded rentroll professional and will try that today
But filemaker pro is only $299 and I think i can build a program with that

Issues with PropertyCenterOnline:
systems hangs quite often - must click around or will hang indefinitely
tenant names not sorted properly (alphabetically) in dropdown list when entering a pmt. Sorted by suite order I think.
no way to create or print out a deposit
tenant name does not print out next to payment on property report that I used to try to keep track of deposits
System did not list square footage often enough - I fixed by including sq feet with suite name
One day dashboard was simply gone - all data was not there. It reappeared the next day or day after, but it was scary.
No way to back up data
No way to download data into a spreadsheet
